Logicenters leases 25,000 m² to Apohem in Kallhäll

In early 2025, the Swedish online pharmacy and e-commerce company Apohem, owned by Axfood and Novax, will move into Logicenters speculative build in Kallhäll. With this new agreement, the facility at Slammertorp 4:2 is now fully leased.

Apohem has signed a lease for 25,000 m² with room for future expansion. The property is optimally located near Stockholm and the E18 highway, providing excellent accessibility for both customers and employees. Additionally, the nearby commuter train station, just a few minutes’ walk away, will help reduce the number of cars on the road, in line with both Apohem’s and Logicenters sustainability goals.

KåKå becomes new long-term tenant at Logicenters in Staffanstorp

KåKå has signed a long-term lease agreement with Logicenters for a large facility in the Kronoslätt industrial park. The warehouse will be specifically designed to handle frozen, chilled, and dry goods, and will include dining areas, lounge spaces, conference rooms, a gym, and workstations. The facility is expected to be completed in the second quarter of 2025.

Since 1927, KåKå has been an innovative driving force in the Swedish bakery market. The company is currently Sweden’s leading supplier of ingredients and accessories for bakeries, pastry shops, and the general baking industry. KåKå is also a part of Orkla Food Ingredients.

It has now been confirmed that KåKå is entering a long-term lease agreement with Logicenters. The agreement in Kronoslätt industrial park spans over 15 years and includes a large property tailored to the needs of the tenant – with excellent solutions for handling the bakery supplier’s frozen, chilled, and dry goods. KåKå will retain its headquarters in Lomma.

The property on Västanvägen in Staffanstorp will be expanded to approximately 60,000 m². With its proximity to Malmö and the Öresund region, the area’s geographical location is attractive to various types of companies. Current tenants in the area already include First Class Brands, BMW, Microsoft, Bona, Ecolution, AlfaLaval, and Elbutik.

The property is optimally located for fast and efficient transport throughout the Öresund region, Sweden, and the rest of the continent, with both Malmö Airport and the Öresund bridge reachable within twenty minutes. Additionally, cities such as Copenhagen, Helsingborg, and Lund are all within an hour’s drive from the facility.

ÅJ Distribution becomes a long-term tenant in Logicenters new property in Kallhäll

In the beginning of 2025, the company ÅJ Distribution will move into a 7,000 m² customized area in Logicenters ongoing construction of a total of 31,000 m² on Mejerivägen in Kallhäll.

It is now clear that ÅJ Distribution, which works with third-party logistics, will be the first tenant in Logicenters new property in Kallhäll. It is a long-term agreement for 7,000 m² with the possibility for expansion.

” It feels exciting that we can present ÅJ Distribution as one of our new tenants in Kallhäll. It is a great trust that we have received, that they choose us for their first move in over 20 years. The new property in Kallhäll has the right geographical location for good distribution and provides great opportunities to develop the organization. The strategic location in close proximity to Stockholm and highway E18 makes the property easily accessible for both customers and employees.

ÅJ Distribution will begin a phased move into the premises after the summer of 2024 and is expected to be fully operational by January 2025.

Ekolution moves in with Logicenters in Staffanstorp and continues its investment in the insulation of the future

A new tenant is now confirmed for Logicenters facility in Kronoslätts logistics park. The sustainable insulation company Ekolution is expanding its operations by taking over 11,500 m² in an existing property. The move will take place during the second half of 2024.

Ekolution works to address challenges regarding sustainability, energy efficiency, and carbon emissions in the construction and real estate industries – something they have already done in Logicenters innovation project in Bålsta, where they delivered CO2-binding hemp fiber insulation. Before the move, the premises will be adapted to accommodate Ekolution’s machinery in the existing property.

They have done a fantastic work in our innovation project in Bålsta, and we look forward to following their journey more closely as they move in. The facility will be tailored to their needs so they can continue to offer the construction and real estate industries a more sustainable solution”, says Matthias Kettelhoit, CEO at Logicenters.

With its proximity to Malmö and the rest of the Öresund region, the geographical location is attractive to many companies. The facility is five minutes away from the E6 and E22, connecting the logistics park to the highway network in the Nordic region – with fast and smooth transport connections.

Logicenters is developing one of the company’s largest solar power installations for Frigoscandia in Hyllinge

Logicenters continues to invest in renewable energy in its properties. The logistics real estate company is now set to build one of its largest solar power installations in collaboration with Frigoscandia in Hyllinge.

Despite the ongoing energy crisis and a declining economy, Logicenters persists in its sustainability efforts by expanding solar energy on the rooftops of its properties. In partnership with the contractor Soltech, the company will install solar panels on Frigoscandia’s new logistics facility in Hyllinge.

The property will host Logicenters fifth-largest solar power installation, with an installed capacity of, 3571 kWp covering an area equivalent to five football fields. With this new facility, Logicenters will reach a total installed capacity of 38 MW, reinforcing its position as the real estate company with the most solar panels – both in absolute numbers and in terms of managed area.

“It is important for us at Logicenters to take significant responsibility for the energy transition. Skåne County is the area in Europe with the lowest production capacity relative to consumption, so it feels particularly important that we are building here in Hyllinge and helping to relieve the power grid in the region. The electricity from the solar panels will be used directly in the facility and reduce the need for purchased electricity by nearly 25 percent“, says Jon Malmsten, Solar Energy Expert at Logicenters.

Frigoscandia’s new facility, spanning 36,000 m², is expected to be completed in the last quarter of 2024 and will be specifically designed for the storage of food in multiple temperature zones. This is particularly suitable for solar panels, as more electricity will be needed to maintain the cold when the sun is shining.

“For us at Frigoscandia, it is entirely natural to integrate solar panels into our properties to reduce our carbon footprint and contribute to our customers’ sustainability goals. Electrification in society is happening at a faster pace than the power grid is equipped for. Logicenters continues its investment in Eskilstuna and acquires a property of 71 600 m2

Logicenters is now acquiring a warehouse facility in Eskilstuna with a total area of 71 600 m². The logistics company Logent – operating on behalf of Beijer Byggmaterial – will be the tenant in the property. The facility also includes a building right for an additional 27 000 m²and is expected to be completed by the end of April 2024.

“We are delighted to acquire this brand-new central warehouse and further strengthen Logicenters’ presence in Eskilstuna. Through a forward purchase agreement, Logicenters is acquiring Beijer Byggmaterial’s central warehouse in Eskilstuna. In addition, it includes a building right of 27 000 m² on the same plot. The property will be leased by the logistics company Logent AB, which manages operations for Beijer Byggmaterial.

“Logent has been a part of the project since day one and has played a significant role in the design and layout of the property to ensure optimal conditions for the efficient operation of Beijer’s logistics. For Logent, it feels good that the property has found a long-term and stable owner through Logicenters’ acquisition of Beijer Byggmaterial’s central warehouse in Eskilstuna. This creates the conditions for us to continue offering high-quality logistics solutions to our customers. Logicenters are competent in property management, and we feel confident that they will be a good partner that creates the conditions for continued seamless collaboration for our operations”, says Daniel Rhedin, Vice President Solution Design at Logent AB.

The property is strategically located near Highway 53 and E20, with direct access to Stockholm – and by car, you can reach Eskilstuna in just 17 minutes. Buses run between Kjulamon and Eskilstuna every half-hour, making it convenient for customers and employees.

Logicenters is acquiring the completed facility from the current property owner, Charmilla Eskilstuna AB, who views the agreement positively.

Logicenters acquires logistic properties for over 2 billion SEK from Bockasjö, Kilenkrysset and Kilenkrysset Sweden

Bockasjö, Kilenkrysset and Kilenkrysset Sweden are selling five properties with a total leasable area of approximately 120,000 square meters and land of 16,000 square meters at an underlying property value of just over 2 billion SEK to Logicenters. Four of the properties included in the acquisition are located in Rosersberg with Åhléns, Kicks and Sellpy as tenants. The land area of 16,000 square meters consists of expansion land next to Åhléns property, which allows the construction of approximately 12,000 square meters of new logistics space. The fifth property consists of a vacant property of 20,400 square meters of leasable space under construction in Eskilstuna Logistikpark.

The property that Åhléns rents contains 37,500 square meters of leasable space and was completed in December 2021. The Åhléns property includes an adjacent plot of 16,000 square meters that enables the possible construction of approximately 12,000 square meters of new logistics space.

In the same area, two properties are being built that are leased to Kicks and Sellpy. The properties are ready for occupancy on September 1st this year and have a leasable area of 41,481 square meters and 20,400 square meters respectively.

In Eskilstuna Logistikpark, Bockasjö is building a vacant logistics property of 20,400 square meters of leasable space, which will be completed at the turn of the year.

The property of Åhléns and the plot of land will be accessed immediately. The Kicks and Sellpy properties will be taken over on 1 October this year, and the property in Eskilstuna will be taken over spring 2024.

The properties in Rosersberg are close to the E4, Arlanda Airport and Stockholm, which creates great opportunities for companies that want to establish their logistics operations in the area. In addition, most properties are environmentally certified according to Breeam and generate green electricity using solar cells.

Logicenters is building a large terminal for Bring in Vaggeryd

Logicenters will develop one of Bring’s largest terminals in the Nordic region. The modern facility is expected to be completed in early 2025 in Stigamo, just south of Jönköping, along the E4 highway.

Logicenters continues to expand in Jönköping through the new agreement with the delivery company Bring. In southern Stigamo, a 32,000 m² terminal with smart technology and advanced sorting facilities will be built on the 125,000 m² plot of land.

Bring is one of the largest logistics operators with a strong presence throughout the Nordic region. The new property, with the possibility of further expansion, will be the company’s largest terminal in Sweden, with the capacity to handle three times as many packages as the current facility in Jönköping.

”The terminal in Jönköping is the hub of our Swedish operations. In order to continue growing, we need to increase our capacity in Jönköping with a new terminal. The new terminal will be our largest in Sweden”, says Hanna Jonasson, Director of Operations at Bring Sweden.

The new property will be developed with modern technology and adapted to meet Logicenters’ and Bring’s high standards for low energy consumption. Among other things, solar panels will be installed on the roof, and it will be prepared with more charging stations than any other of Bring’s terminals in Sweden.

”We are preparing to use many more electric vehicles than we currently have. In two years, all our deliveries in Sweden will be fossil-free, so the new terminal will have more charging points than any other terminal we have in Sweden”, says Hanna Jonasson.

The property is expected to be completed in the first quarter of 2025, and the site has space for expansion in the future.

Logicenters is building 36 000 m2 for Frigoscandia in Hyllinge

The new logistics property’s storage area will be 36 000 m² specially adapted for storing food in several temperature zones. The facility, which is expected to be completed in the end of 2024, will be located in Hyllinge, outside Helsingborg, in direct connection to both E4 and E6.

After the logistics real estate operator established nearly 85 000 m² of logistics in Landskrona, Logicenters continues to grow in Skåne through the new agreement with Frigoscandia.

Frigoscandia is the Nordic market leader within temperature-controlled food logistics. The new facility in Hyllinge will be the company’s largest, handling and storing food, as well as being a hub for import and export volumes.

The new 3PL center will be developed in line with Logicenters ambitious environmental profile with sustainability in focus. In addition to solar cells being installed on the roof, the ambition for the property is to be environmentally certified according to BREEAM Excellent.

“It is with pleasure that we can communicate this deal after we have worked on this project for a long time. The facility will be Frigoscandia’s future hub for southern Sweden and it feels very good that we have been able to offer this opportunity. To adapt the facility to the customer’s needs, the property will include several temperature zones, including frozen, chilled and ambient storage. The frozen section will be a total of 18,300 m² where the temperature can be lowered to -25°C. The facility will also include an office section of approximately 2,500 m² that will be Frigoscandias’ new headquarter.

Logicenters develops 12 000 m2 for Jobman in Enköping

Enköping’s Business Park continues to grow. It’s now clear that Logicenters will continue its establishment in the area where it will develop 12,200 m2 for Jobman Workwear AB. The facility will be ready in the first quarter of 2024.

In line with increasing demand for efficient logistics, Logicenters is involved in developing Enköping’s Business Park, just north-east of the central city. A lease has now been signed with Jobman Workwear AB to develop an additional 12,200 m2 in the area, where the workwear company will become a long-term tenant.

“The geographic location at the E18 with close connections to Stockholm and the entire Mälardalen opens for efficient logistics with a favorable rental situation compared to Stockholm’s locations. We are very happy about the collaboration with Jobman and looking forward to accompanying them on their continued expansion journey”, says Victoria Ödmark, Commercial Manager at Logicenters.
